Your rent, fairly indexed.

Once a year, the rent may follow the health index. Huurindex works it out under your region's rules, shows every step and drafts the letter. For the landlord who wants to ask the right amount, and the tenant who wants to check it.

Who it's for

Two sides, one sum

Landlord

Ask exactly what's allowed, no more and no less.

  • The right starting index: in Flanders since 2019 the month before the start, in Brussels and Wallonia the month before signing.
  • An energy label (EPC/PEB)? Huurindex applies your region's correction, or says why indexing isn't possible.
  • An indexation letter with the whole calculation, to print or copy.
  • Asked late? You see from which month the new rent applies (three months back at most).

Tenant

Check an indexation you're asked to pay, line by line.

  • Enter the amount the landlord asks and see whether it stays within the limit.
  • Every step is there: which index figures, from which month, which factor.
  • A link to share the calculation, so you both look at the same figures.
  • With every rule, the legal text or government page, and the date we checked it.

What it takes into account

The rules you don't want to forget

  • 01

    Per region

Flanders, Brussels and Wallonia each have their own rules. Huurindex applies those of the region where the home is.

  • 02

    The right months

The new index is that of the month before the anniversary; the starting index depends on the region and on when the lease was signed.

  • 03

    Energy labels

The correction factors of Flanders and Brussels since October 2023, and in Wallonia the new base rent after the limited year 2022–2023.

  • 04

    Conditions

A registered lease and an EPB certificate in Brussels, registration in Wallonia, a written lease in Flanders: you see what's needed.

  • 05

    Retroactivity

Enter the month of the written request and you see from when the new rent applies, and how much may have to be paid back.

  • 06

    Statbel's figures

The health index since 1994, straight from Statbel's file. A figure that isn't published yet, you enter yourself.

How it works

In three steps

  1. 01

    Enter the lease

Region, base rent, the month of signing, the start date and the energy label. Nothing more.

  2. 02

    Read the sum

The calculation tape shows every step, with the index figures and their month. The result is the highest rent from the anniversary.

  3. 03

    Letter or check

As a landlord, you print the indexation letter. As a tenant, you compare with what you're asked, and share the link.

Sources

No promises, sources.

Every rule in Huurindex comes from a legal text or from the page of the competent government, and those governments' worked examples are tests in the code: they must match to the cent. The index figures come from Statbel's file, updated on 29 September 2026.

Huurindex is a free project by nealvdv. No estate agent, tenants' union or owners' association is behind it: just the sum and the sources.

Questions

What people ask

Not there? Read the rules per region, with the source of each rule.

Is the result the rent I have to pay?

It is the highest rent the landlord may ask with the indexation. They may ask less. And indexation never happens by itself: the landlord has to request it in writing.

Which index figure is the new one?

The health index of the month before the anniversary of the lease taking effect. For a lease that started on 1 November, that's October's figure every year.

Why does the starting index differ per region?

In Flanders, for leases from 2019, it is the month before the lease took effect; in Brussels and Wallonia (and for older Flemish leases) the month before it was signed.

My home has no energy certificate or a poor label. Can the rent still go up?

That depends on the region and on when the lease started. Flanders and Brussels apply a correction factor to older leases, Wallonia a new base rent, and in Brussels the rent cannot be raised without an EPB certificate. The calculator applies it and names the rule.

Do you store my data?

No. The calculation happens in your browser. What you enter is only in the page's address, so you can share the link; names for the letter never go there.

Is this legal advice?

No. Huurindex applies the published rules and shows the source of each rule. In case of doubt or a dispute, ask your region's housing service, or the justice of the peace decides.

Check it, together.

The same sum for tenant and landlord, with the source of every step.
